Job description

3 months contract with local authority

Job Purpose:

  • Conduct full property surveys specifically related to condensation and damp diagnosis and remedial action.
  • Possess reasonable scientific knowledge on different types of mould and their likely causes and effects on residents.
  • Engage in ongoing training within the team to build on existing knowledge.

Key Responsibilities:

  1. Survey and Diagnosis:

    • Conduct property surveys to diagnose condensation and damp issues.
    • Possess specific knowledge of building structures and their contribution to damp issues.
    • Correctly diagnose and specify remedial requirements.
    • Use diagnostic equipment and undertake seasonal monitoring.
  2. Tenant Interaction:

    • Approach tenants empathetically regarding property conditions.
    • Produce drawings and floor plans.
    • Diagnose general building faults and create specifications for improvement works.
    • Understand how improvements may affect other property components.
    • Obtain competitive prices for required works.
  3. Order and Supervision:

    • Order works using appropriate systems and tender/contract procedures.
    • Supervise works to completion, ensuring compliance with Council Health & Safety Standards and other statutory requirements.
  4. Independent Work:

    • Work with minimum supervision.
    • Prioritize workloads, analyze, and resolve problems.
    • Work independently to meet strict deadlines.
  5. Post-Inspection and Administration:

    • Carry out post-inspections, confirm satisfactory completion, and authorize payments.
    • Investigate invoice queries.
    • Liaise across services and partnerships.
  6. External Resource Management:

    • Manage external resources through PFI contract partnering to ensure best value for the client.
  7. Customer Service:

    • Respond to complaints, compliments, and requests for information.
    • Consider service review and development based on feedback.

Skills and Experience:

  • Ability to work with minimum supervision.
  • Strong prioritization, analytical, and problem-solving skills.
  • Ability to work independently and meet strict deadlines.
  • Experience in carrying out post-inspections and authorizing payments.
  • Cross-service/partnership working liaison skills.
  • Experience managing external resources through PFI contract partnering.
  • Strong customer service skills, including responding to complaints and requests for information.
